At Wohlsen Construction, we are proud to continue our partnership with AMSURG, a nationally renowned leader in healthcare innovation. AMSURG is known for its exceptional management of ambulatory surgery centers, delivering high-quality, same-day surgical care emphasizing superior patient outcomes and experiences. Our latest collaboration brings us to the Main Line Endoscopy Center, where we helped AMSURG realize its long-anticipated vision. This exciting project consolidates three existing Main Line Health facilities into one state-of-the-art center, enhancing patient care while maximizing operational efficiency. To achieve this, we transformed a 9,500-square-foot shell space adjacent to the Main Line Health Center into a cutting-edge endoscopy suite. The new facility now features four advanced procedure rooms, two instrument processing rooms, 13 pre- and post-op bays, a welcoming reception and waiting area, and modern administrative support spaces. Our team meticulously installed new mechanical, plumbing, electrical, and fire protection systems while finishing touches included drywall, painting, flooring, and high-quality finishes throughout the space. The result? A streamlined, patient-centered facility poised to deliver exceptional care. HVAC and Schedule Optimization
Staying on schedule and within budget is crucial for any construction project. Successfully reducing expenses while maintaining progress enhances the project’s value. The Wohlsen Team did just that with their value management process. This process meant keeping AMSURG in the loop regarding any, and all, conversations that regarded budget, schedule, and any changes that needed to be made due to material and delivery expectations. Early in the project’s construction phase, the team identified that the HVAC unit that was chosen could hinder the project schedule due to production and shipping time. To address this, the Wohlsen team did a deep dive to find a solution that would work for this project. The team was able to find an alternate unit that saved AMSURG $182,000. Despite this cost-saving effort, the unit’s manufacturing time was not improved. Wohlsen was able to present the option of early release of the unit while the balance of the contract was being negotiated, resulting in the HVAC unit being released six weeks ahead of the final contract agreement. By finding this alternate unit, the AMSURG Main Line Endoscopy Center project was able to save both money and time, a win-win for the new endoscopy center.
Project Delay Mitigation
Construction projects are expected to present difficulties, and the AMSURG Main Line Endoscopy Center was no exception. The new HVAC unit was only one aspect of the project that needed to be rectified in a timely manner. Due to the tight schedule for this project, the project team worked diligently to stay on track, and they were successful until an unforeseen issue presented itself. The plumbing for the new center’s sanitary drainage (i.e. sinks, toilets, and showers) needed to go through the existing floor into the area above another tenant’s ceiling. The Wohlsen team, AMSURG, and the property manager worked together to approach the tenant to coordinate access to install the plumbing. The tenant denied the request, causing the project to pivot in a different direction until access was granted. Wohlsen, with a dedication to being on schedule, kept the project on track by splitting the project into three sequential areas that could be worked on while the delay was being addressed. This phased plan required coordination between everyone and utilized a color-coded visual tool that was distributed to all subcontractors. This plan was reviewed in detail to ensure that the team was aware of the area’s limitations. Once this plan was completed, the sanitary drainage issue was still unresolved so the project had to be demobilized for eight weeks. During the demobilization, the landlord continued to work with the existing tenant to gain access for the Wohlsen Team. Legal action was taken by the owner and the Wohlsen Team was granted access, allowing the project to be remobilized and completed as quickly as possible. Despite this causing a six-and-a-half-month delay, AMSURG was presented with a completed project.
Elevating Project Standards
Quality is at the core of everything we do at Wohlsen Construction, and our work on the Main Line Endoscopy Center project with AMSURG is no exception. From day one, we implemented robust quality control tracking measures to ensure we not only met but exceeded AMSURG’s expectations. At the outset of the project, our team developed a custom Quality Management Plan (QMP), aligning it with AMSURG’s specific quality objectives. Throughout the build, we conducted thorough quality inspections, leveraging the Procore platform to track observations, capture real-time photos, and monitor any areas of concern. With Procore’s up-to-the-minute data sharing, our team was able to swiftly resolve issues and maintain seamless communication across all parties involved. However, our commitment to quality went beyond the established QMP. We collaborated with our drywall subcontractor to develop a time-saving, high-precision solution: prefabricating the metal-framed soffits offsite. These soffits, which featured a complex curved design for the reception and nurses’ stations, were expertly crafted in the subcontractor’s shop. By taking this approach, we achieved a superior finished product—resulting in cleaner lines and a flawless installation compared to traditional on-site framing and hanging.
